AND AT THAT TIME, IT WAS WHEN STAFF CONCLUDED THAT WHAT THEY WERE PROPOSING, WHICH INCLUDED A MAJORITY OF TOWNHOMES, WAS ACTUALLY NOT PERMITTED IN THAT MIXED USE ZONING DISTRICT. SO THAT'S WHY THEY'RE COMING BACK BEFORE US. NOTHING HAS CHANGED AS FAR AS THE PLANS GO. JUST TO LET YOU ALL KNOW, STAFF DID. STAFF MYSELF DID REREVIEW THE PLANS TO MAKE SURE ALL REGULATIONS WERE MET. SO JUST WANTED TO PUT THAT OUT THERE.

PROPERTIES IMMEDIATELY TO THE NORTH OF THE SUBJECT SITE ARE CURRENTLY VACANT, BUT THEY DO EXIST AS PLANNED. DEVELOPMENT 121 21, WHICH IS THE MULTIFAMILY BASED ZONING DISTRICT. NEXT ONE AND THESE ARE PROPOSED ELEVATIONS IN THE MIXED USE R, WHICH IS THE MIXED USE RESIDENTIAL ZONING DISTRICT. THE MAXIMUM HEIGHT IS 60FT. AND YOU CAN SEE HERE AT THE HIGHEST POINT THE THE DEVELOPMENT IS GOING TO BE 50FT.
