REMEMBER THAT ZONE ISN'T JUST HAMPTON ROAD. IT ACTUALLY IS THE LOWER PART OF OUR OF OUR INDUSTRIAL PARK AS WELL. AND WHILE WE'VE HAD SOME GOOD INVESTMENT THERE WITH $47 MILLION FROM SOLAR TURBINES, ANOTHER 22 MILLION FROM ALLIED ALLIED STONE, THERE ARE THAT'S STILL NOT MAKING UP TO THAT 100 MILLION THAT WE WOULD REALLY LIKE TO SEE. A LOT OF THE WORK THAT'S BEING DONE AT UT SOUTHWESTERN IN TERMS OF RESEARCH IS BEING COMMERCIALIZED THERE AT PEGASUS PARK. THESE COMPANIES ARE COMING THROUGH THAT INCUBATOR, AND NOW THEY'RE THEY'RE LOOKING FOR PLACES TO TAKE UP SPACE. THOSE EMERGING COMPANIES, WE CALL THEM SERIES A, SERIES B FINANCED. THE KROGER, THE KROGER CENTER OUT ON ON PLEASANT RUN, AND 35 BIG SEAS OF PARKING. IT LOOKS LIKE EVERY OTHER 1970S AND 1980S GROCERY ANCHORED CENTER THAT YOU WOULD SEE. BUT THOSE PARKING, THAT PARKING LOT SITS EMPTY MOST OF THE TIME, AND IT HAS FOR A LONG TIME. SO LET'S CHANGE THE WAY WE THINK ABOUT THAT.
