PURSUANT TO ARTICLE 3.700 OF THE CITY DE SOTO CODE OF ORDINANCES, THE ORDER FOR DEMOLITION WAS APPROVED AND INITIATED BY THE COMMISSION EFFECTIVE SEPTEMBER 29TH, 2024. CITY STAFF SENT NOTICE OF THE ORDER TO THE REAL PROPERTY OWNER VIA CERTIFIED MAIL AND THROUGH EMAIL CORRESPONDENCE. UPON RECEIPT OF THE ORDER, STAFF HAS WAS CONTACTED BY A REPRESENTATIVE FROM LONE STAR LONE RANGER CAPITAL, A MR. PAUL CARPIO. HE WAS REQUESTING THE COMMISSION DEFER OR MODIFY THE ORDER FOR A PERIOD OF 90 DAYS TO ALLOW THE PROPERTY OWNER TO COMPLETE THE CONSTRUCTION OF BOTH PROPERTIES AND IN ACCORDANCE WITH THE ESTABLISHED GUIDELINES, AN APPEAL MUST BE SUBMITTED TO THE BUILDING STANDARDS BOARD TO REQUEST AN EXTENSION OR MODIFICATION OF THE ORDER. WHEN THERE IS NO INSPECTIONS TAKING PLACE WITHIN THAT 180 DAY PERIOD, THE PERMITS BECOME NULL AND VOID. PERMITS BECOME NULL AND VOID AGAIN AFTER 180 DAYS, WITH NO INSPECTIONS BEING PERFORMED. ON JUNE 1ST, 2023, A PLACARD WAS POSTED ON THIS PROPERTY NOTIFYING THE PROPERTY OWNER OF RECORD PER DALLAS COUNTY APPRAISAL DISTRICT. BUT WHEN WE DECIDED TO REFINANCE THE PROPERTY, WE TOOK SOLE CONTROL OF, LIKE THE CONSTRUCTION. SO WE WILL BE MANAGING THE CONSTRUCTION OURSELVES. SO WE'RE THE ONES THAT RETAIN THE GENERAL CONTRACTORS, THE SUBS, WHICH ARE VERY FAMILIAR WITH DE SOTO AND HAVE OTHER PROJECTS IN THE CITY, JUST TO MAKE SURE THAT WE FINISH IN A TIMELY MANNER.
