THE PD REQUEST IS THAT THE, UH, APPLICANT IS REQUESTING FOR A PD WITH COMMERCIAL ONE AS THE BEST ZONING TO ALLOW FOR DEVELOPMENT OF A FOUR STORY BUILDING TO BE LOCATED ON 1321 SOUTH INTERSTATE 35 EAST, WITH NO PROPOSED CHANGES TO THE EXISTING BUILDINGS.
THE APPLICANT IS REQUESTING A, A PLANT DEVELOPMENT C ONE WITH THE FOLLOWING STIPULATION.
ALLOW A MINIMUM WAREHOUSE AND TRAILER OR TRUCK RENTAL BY RIDE TO HAVE ONE SPACE PAY, ONE TREE PAY EVERY 40 FEET AND A CONTINUOUS ROW OF FOUR FOOT SHRUBS WITHIN A 10 FOOT LANDSCAPE BUFFER ALONG, UM, INTERSTATE 35 FOR PARTIAL SCREENING OF THE U TRUCKS AND TRAILERS.

THE APPLICANT IS PROPOSING 10 OF THE REQUIRED 14 PARKING SPACES AND A SIX FOOT WOOD FENCE IS PROVIDED ALONG THE SOUTH PROPERTY LINE.
THOUGH THE PLAN DEVELOPMENT IS NOT CONSISTENT WITH THE COMPREHENSIVE PLAN, THE REQUESTED USE IS HARMONIOUS, INCOMPATIBLE WITH THE EXISTING

UM, WE HAVE A PROCESS TO WHERE A BUILDING PERMIT WILL REMAIN VALID AS LONG AS INSPECTIONS ARE OCCURRING.
UH, THE LAST INSPECTION THAT OCCURRED, A 180 DAY TIME PERIOD ELAPSED THAT PARTICULAR PERMIT EXPIRED.
HE CAME BACK AND RENEWED THAT PERMIT, REQUESTED A FOUNDATION INSPECTION.
AND DURING THAT INSPECTION, THE BUILDING PER THE BUILDING INSPECTOR NOTICED A NEW STRUCTURE ON THE PROPERTY.
UH, HE WAS ISSUED A STOP WORK ORDER AND, AND INFORMED OF THE CITY'S ZONING REGULATIONS THAT IDENTIFIED THAT THE STRUCTURES OVER 240 SQUARE FEET.
UH, OUR ZONING ORDINANCE REQUIRES A SPECIFIC USE PERMIT TO BE APPLIED FOR.
SO HE HAS NOW APPLIED FOR HIS SUP AND WE'RE COMING TO YOU NOW WITH THAT PRESENTATION.
AGAIN, THE PROPERTY, AS YOU SEE IS LOCATED, IT'S SOUTH OF PARKVILLE PARKER AND WALMART IS FURTHER NORTH.
