Chairman Hudson called the meeting to order at 7:00 PM and noted for the record that seven (7) Commissioners were present.

Any items may be withdrawn from the Consent Agenda and acted upon separately. Approval of the Consent Agenda authorizes the approval of each item in accordance with Staff Recommendations.

F. PUBLIC HEARING:
(4) Consider Case Z-1096-07; a Specific Use Permit request that would allow for a 540 square foot detached carport in Single Family Residential Country Estate (SF-CE) Zoning District. The property in question is Lot 22, Block A and is located at 1201 Reedsport Place. The applicant is Fernando Rivera.

Linda Zombeck, Senior Planner, gave staff report.
Chairman Hudson asked the Commission if there were any questions of staff. Hearing no response, he asked Ms. Zombeck for clarification about staff’s recommendation of stipulations: (7b) 75% of any required construction must be completed within 60 days of issuance of the Building Permit and (7c) 100% of the construction must be completed within 120 days of issuance of the Building Permit.
Ms. Zombeck informed the Commission that the recommended stipulations: 7b &7c referred to anything that was not constructed in reference to the Specific Use Permit request.
Chairman Hudson asked the Commission if there were any other questions. Hearing no response, he declared the public hearing open and asked the applicant to come forward to address the Commission.
Ms. Ana Lopez, representing Fernando Rivera of 1201 Reedsport, came forward to reassure the Commission that the shed would not be used for housing. She also stated that they intend to meet all City requirements.
Chairman Hudson asked the Commission if they had any questions for Ms. Lopez.
Commissioner Vaughn asked Ms. Lopez approximately how many cars would be parked on the property. She also asked Ms. Lopezwhat they intended to store in the shed.
Ms. Lopez. stated that Mr. Rivera’s car, her car, and her brothers’ cars would be parked on the property, but her brothers' cars would only be parked on the property when they came to visit. She also informed the Commission about the storage items that would be stored in the shed.
Chairman Hudson asked the Commission if there were any other questions for Ms. Lopez. Hearing no response, he asked if anyone else wished to address the Commission either in favor or in opposition of case Z-1096-07. There being no response, he declared the public hearing closed. He asked the Commission if there was any other discussion or comments. Hearing no response, Chairman Hudson asked the Commission for a motion.
