Consider approval of a replat for Commerce & Business Center of DeSoto, Inc. combining two (2) lots into one (1) lot (Lot 2R, Block B), being a replat of all of Lot 2 and part of Block B according to a plat recorded in Volume 99098, Page 33 and part of Block B recorded in Volume 84177, Page 3644, Jonas Buskirk Survey, Abstract No. 110, City of DeSoto, Dallas County, Texas. The applicant is Jake Torey with Kimley Horn Associates and the owner is Amazon Data Services Inc. (Case FP-1233-23)

F. PUBLIC HEARING

1. Continue the Public Hearing from March 28, 2023 Planning and Zoning Commission meeting and consider making a recommendation to the City Council to amend Section 10.6 titled "Planning and Zoning Commission Consideration and Report" of the Zoning Ordinance in order to establish that a "failed motion to recommend approval" is considered a recommendation for denial and a "failed motion to recommend denial" is considered a recommendation for approval.

2. Conduct Public Hearing and consider making a recommendation to the City Council for a Planned Development (PD) allowing for "Wedding, Banquet and Party Facility (Indoor/Outdoor) in the Single Family-15 (SF-15) Residential Zoning District with some deviations. The property is legally described as a tract of land in the James D. Dollins Survey, Abstract No. 385, in the City of DeSoto, Dallas County, Texas. The applicant is Jeff Linderof Bannister Engineering and the owner is H & H Revocable Trust.

3. Conduct a Public Hearing and consider making a recommendation to the City Council of the applicant's request for an amendment to Planned Development-105 (PD-105) to allow for parking lot amendment to accommodate drive-up parking and addition of regular spaces on a property located at the northeast corner of N. Elerson Road and W. Belt Line Road. The property is addressed as 951 W. Belt Line Road. The applicant is Carolyn Koch, with Kimley-Horn and Associates, Inc. and the owner is Walmart Real Estate Business Trust. (Case # Z-1493-23)

4. Conduct a Public Hearing and consider making a recommendation to the City Council for the applicant's request for a Specific Use Permit (SUP) to allow for a Crematorium on Lot 2, Block A, Lewis Land Addition. The applicant is New Greater Generation Family Funeral Group, LLC and the owner is Lewis Land 80, LLC. (Case No. Z-1495-23)

5. Conduct a Public Hearing and consider making a recommendation to the City Council for applicant's request for a Planned Development (PD) with base zoning of General Retail (GR) with one (1) deviation. The property is legally described as Tracts 9D and 10 in the Eagle Office Park Addition. The applicant is Permitted Development, LLC and the property owner is Lyons Equities Inc. TR.

Parkerville Road and east of S. Cockrell Hill Road (1304 and 1306 Melody Lane).
