1.      The Landscape Plan and Elevations be included in the Planned Development Ordinance along with the Site Plan.

2.      No outdoor storage is permitted to the north of Building Three or to the South of Building One, to include trailer storage, without coming back to the Planning Commission and City Council with an amendment to the Planned Development Ordinance. However, trailer parking is permitted in the single row just south of Building One.

3.      Any outdoor storage, to include trailer storage, is permitted between Building 2 and Building 3, without having to amend the Planned Development.

4.      Trailer storage is allowed to the west of Building 4.  No other outdoor storage is permitted in this area without amending the Planned Development Ordinance.

5.      The following uses be allowed by-right:

a)     Commercial Indoor Amusement

b)     Motor Freight Company

c)      Building Materials, Hardware or Home Improvement Center (Indoor)

d)     Furniture, Home Furnishings and Appliance Store

e)     Wallpaper, Flooring and Carpet Store

f)        Storage or Wholesale Warehouse

6.       The configuration, size and location of the lots and buildings may change without having to amend the PD, as long as the other requirements of the PD and Zoning Ordinance are being met.

1. Allow a convenience store with gas sales to be allowed by-right.

2. Allow a drive through facility for Building A and C, as provided on the Site Plan, for fast food restaurants as long as required parking and maneuvering area can be provided on site.

 3.      Allow Building B and C to be combined into one building without having to amend the PD, as long as all zoning requirements can still be met.

4. Allow a portion of the TXU ROW to be used for part of the required landscape area.

 5. The southernmost driveway connection to Cockrell Hill not be allowed for the development of the northern 2.19 acre tract.  Will revisit this driveway connection when the site plan for the southern tract is summated.

6. The drive through window on the elevations for Building A must be correctly shown on the north facing elevation, rather than the east facing.  This correction must be included in the signed Ordinance.

7. The elevated hip roofs must be constructed of simulated copper so that it has a copper roof appearance.   

 with the additional stipulations: elevations be revised to show a pitched roof that matches and has a copper appearance on the cover over the gas pump area and that the small parcel of land at the corner of Cockrell Belt be landscaped if it is not developed in some other manner with the overall development
